Real Estate Project Manager
The Agency | Coastal Virginia
Chesapeake, VA

Job Description

Job Description

The Agency | Coastal Virginia runs roughly 175 transactions a year across Chesapeake and Virginia Beach on a referral-first, concierge standard — and speed to market is where deals are won or lost. We're hiring a Real Estate Project Manager to own that speed.

This is a driver's seat, not a support role. The moment we take a listing, you're sourcing estimates, locking vendor quotes, and pushing contractors to commit to dates that get the home market-ready fast. When a deal goes under contract and the inspection repair request (PICRA) lands, you run the estimates, coordinate the work, handle invoicing, and collect every receipt — tracked to the dollar and the deadline. You'll attend on-site home inspections, fielding seller and buyer questions, and turning concerns into a clear path forward.

You hold our contractor and vendor bench accountable — not the other way around. We're hiring for drive and precision: someone who moves with urgency by default, tracks details obsessively, and would rather close ten loops than wait on one email. If you want autonomy and a scoreboard instead of hand-holding, this is your seat.

Compensation:

$50,000 - $60,000 yearly

Responsibilities:
  • Own the pre-listing prep pipeline: source estimates, lock vendor quotes, and drive contractors to committed timelines that get homes market-ready fast.
  • Manage PICRA (post-inspection repair request) execution end-to-end — estimates, vendor coordination, scheduling, and follow-through to completion.
  • Handle all repair-related invoicing and reconcile costs to the dollar; collect and organize every receipt with zero gaps.
  • Attend home inspections on-site to support sellers and field buyer questions and concerns in real time.
  • Build and manage relationships with the contractor and vendor bench, holding them accountable to quality and deadlines.
  • Coordinate scheduling across sellers, vendors, and the team to compress time-to-market on every listing.
  • Track the status of every active prep and repair project, flag risks early, and keep deals moving without slippage.
  • Maintain clean documentation and communication so nothing falls through the cracks across concurrent transactions.

Qualifications:
  • Strong sense of urgency — you move fast by default and don't need to be told twice.
  • Comfortable holding contractors and vendors accountable, including telling them a timeline or quote isn't good enough.
  • Obsessive attention to detail: invoices are reconciled, receipts are collected, and nothing slips.
  • Proven ability to juggle multiple concurrent projects and deadlines without losing track.
  • Self-directed and ownership-minded — thrives with autonomy and a clear scoreboard, not hand-holding.
  • Confident, direct communicator who can field seller and buyer questions on-site and stay composed.
  • Organized and systems-oriented; builds and follows processes to keep volume moving cleanly.
  • Real estate, construction, project management, or vendor-coordination experience preferred (not required if the drive and precision are there).
  • Must live in Chesapeake, Norfolk, Virginia Beach area.

About Company

The Agency | Coastal Virginia is a boutique real estate brokerage in Chesapeake, VA, led by Alan and Betsy Thompson — 40+ years of combined experience and zero interest in being average.

We don't watch our competitors. We're too busy building something they'll spend the next decade chasing.

Here's the standard: 175+ transactions a year, run on a referral-first, concierge model across Chesapeake and Virginia Beach — and Betsy is the #1 resale agent in Coastal Virginia. We hire sharp, we refer hard, and people come first — clients and team, in that order, every time. Work and life aren't at war here; run right, they fuel each other.

And the results show it. Coastal Virginia Magazine named us Top Real Estate Brokerage three years running — 2023, 2024, and 2025 — plus Top New Small Business in Coastal Virginia in 2023.

We're growing fast and building to last, in a community and a country we're proud to call home. If you want a seat where the bar is high and the wins are real, Welcome Home.
