ESSENTIAL DUTIES AND RESPONSIBILITIES:


  • Communicates and helps to enforce the company’s Health & Safety Program

  • Initiate, prepare, review, track and distribute RFI’s

ESSENTIAL JOB QUALIFICATIONS


REQUIRED SKILLS : Proficiency in MS Office Suite including Word, Excel, Publisher and PowerPoint; Strong written and verbal communication skills; good time management & organizational skills; ability to function effectively as part of a team; dependable; ability to maintain discretion and confidentiality at all times; ability to understand and follow directions.

Essential Job Functions

Field Leadership & Schedule Management

  • Own the day-to-day site schedule - sequence work, manage trade activity, and drive toward milestone dates without being told
  • Lead weekly subcontractor coordination meetings and distribute accurate 2-week look-ahead schedules
  • Identify schedule risks early and communicate solutions to the project manager before they become problems
  • Coordinate owner-furnished equipment, long-lead items, and inspections in advance

IronHorn is seeking an experienced Data Center Development Manager to identify, evaluate, and advance data center development opportunities. This position requires direct experience throughout the entire data center development life cycle, from site selection and feasibility through entitlements, design, construction, commissioning, and operational handoff.

The ideal candidate understands what makes a site viable for data center use and can translate that assessment into a practical development plan. This role also supports colocation leasing and sales, helping attract customers seeking space, power, cooling, and connectivity through rack, cage, and private suite offerings. This position will work closely with IronHorn’s development leadership and our Acquisitions, Legal, Finance, Construction, and Leasing teams, as well as utilities, municipalities, engineers, consultants, and prospective operators or customers. Key Responsibilities

Site Selection and Feasibility

  • Identify and evaluate potential data center sites based on location, market demand, infrastructure, development constraints, and long-term suitability.
  • Lead site feasibility studies addressing power capacity and delivery timelines, utility service, fiber connectivity, water and cooling requirements, access, topography, and environmental conditions.
  • Coordinate due diligence, including surveys, title review, geotechnical studies, environmental assessments, and preliminary engineering.
  • Assess a site’s suitability for colocation development, including customer demand, available capacity, expansion potential, and phased occupancy.

Power and Infrastructure Planning

  • Work directly with electric utilities and other infrastructure providers to confirm service requirements, capacity, upgrade needs, and delivery schedules.
  • Coordinate power studies, service applications, and infrastructure planning with technical consultants and utility representatives.
  • Evaluate how utility costs, infrastructure improvements, and service timelines affect project feasibility and phasing.
  • Coordinate with technical teams to assess whether planned power, cooling, connectivity, and redundancy can accommodate prospective colocation customers.

Development Execution

  • Identify and pursue customers seeking data center space, power, cooling, and connectivity through individual racks, dedicated cages, or private suites.

  • Assess customer requirements, including power capacity and density, cooling needs, connectivity, security, redundancy, deployment timelines, and future expansion.

About the Role

The Director of Project Management owns delivery across all three practices. This person is accountable for work getting assigned, executed, billed, and collected — on schedule, at target utilization, and in full compliance with prime subcontract terms.


Key Responsibilities

Team Leadership and Work Assignment

  • Serve as the central point of contact for all project managers across the three practices
  • Delegate and assign individual work in line with billing goals, staff availability, and fit
  • Maintain awareness of project stages, work completion, and next steps for delivery
  • Own team utilization: plan staffing across the portfolio
  • Coach PMs on scope control, client communication, and schedule discipline
  • Identify individual performance deficiencies, document them, and drive structured improvement plans in coordination with human resources and leadership

Billing and Revenue Execution

  • Organize and plan future monthly billing periods across the full project portfolio
  • Monitor progress against monthly targets and intervene where projects track behind
  • Forecast billings by project and practice area, and flag variances before pay period close
  • Report completion of work to the Director of Operations on a defined cadence
  • Facilitate the invoicing process end to end, ensure billings are accurate, substantiated, and submitted on time.
  • Support collections by resolving the delivery-side and documentation-side disputes that hold up payment

Client and Contract Management

  • Adjudicate escalated and challenging issues with clients and prime contractors
  • Enforce the site visit approval process in strict accordance with subcontract requirements
  • Ensure scope changes and modifications are documented and approved before work is performed

Quality and Technical Oversight

  • Maintain technical quality standards across the disciplines
  • Review high-risk or high-visibility deliverables prior to submission
  • Serve as the senior technical escalation point when teams hit sensitive issues
  • Surface recurring problems to leadership where they point to a genuine gap in established process, and implement refinements once approved.


Required Qualifications

  • Bachelor's degree in engineering, architecture, construction management, environmental science, or a related technical field; equivalent experience considered.
  • PMP or equivalent.
  • Minimum 8 years in building consulting, commissioning, or related technical services, including at least 3 years managing project managers or technical staff.
  • Demonstrable expertise in high-performance building consulting — mechanical, electrical, and control systems; energy performance; building systems integration.
  • Proven track record managing a portfolio of concurrent projects against billing, schedule, and utilization targets.
  • Track record of driving process adherence in a team that had drifted from it — improving compliance through follow-through and accountability rather than by rewriting the process.
  • Demonstrated ability to hold difficult conversations — with staff on performance, and with clients and primes on scope, schedule, and payment.


Preferred Qualifications

  • Direct experience in federal contracting as a prime or subcontractor, including subcontract compliance, deliverable acceptance, and invoicing requirements
  • Experience scaling a delivery organization in a small-business federal environment
  • Professional Engineer (PE) license a plus
  • Commissioning or sustainability related certifications a plus

The Area Maintenance Manager is assigned to different locations within the portfolio to complete projects at the communities. REQUIREMENTS

Education

High School Diploma required; college diploma preferred

Experience

Five years of apartment maintenance experience (or equivalent). Minimum of one year of apartment Service Manager experience (or equivalent).

SKILLS & ABILITIES

Basic computer skills required. Experience with a work order maintenance system, basic typing skills and knowledge of computers. Use of the company’s payroll system is required to submit time off requests and clock in and out.

WORK ENVIRONMENT

The work environment involves everyday risks or discomforts which require normal safety precautions typical of such places as offices, meeting and training rooms, and residences or commercial vehicles. Maintenance Technician will work both inside and outside (in all types of weather) of apartment buildings, and in all areas of the property, including amenities. Use of ladders in excess of nine feet.

On occasion, the incumbent may be exposed to dirty and/or hazardous conditions when inspecting vacated units.

RESPONSIBILITIES (Including but not limited to)

6) Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.

7) Assists in keeping grounds neat and free of litter.

8) Performs on-call emergency service as requested. All emergency after hours calls must be responded to immediately, and the service person on call must have the ability to arrive at the property no more than an hour after a call comes in.

9) Completes all service requests within 24 hours, unless the request requires extraordinary parts or labor.

10) Must have the ability to select appropriate materials for the property as needed.

11) Performs inspection of exterior lighting of the property on a schedule determined by the Community Manager.

12) Responsible for maintaining a clean and organized work environment in the maintenance shop.

13) Responds to resident service requests and concerns in a timely, professional manner.

14) Reads and/or listens to resident requests/complaints in a calm, respectful, and open manner.

15) Maintains a complete clean and neat uniform, name tag must be worn when working on any MLPG Property including nights and weekends, if applicable.

16) Distributes notices and communications to residents as needed.

17) Demonstrates customer service skills by treating residents, coworkers, supervisors, and vendors with respect, answering questions in a calm and open manner from coworkers and residents. Responds sensitively to concerns/complaints about maintenance services and exhibits a sense of urgency with assigned work orders.

21) Completes and updates all lighting inspections monthly and fire life/safety inspections as directed by Community Manager.

22) Responsible for monitoring and/or controlling maintenance inventory and/or supplies. Works with Community Manager to order tools and supplies as needed to stay within budgetary guidelines.

23) Assists the Community Manager and Assistant Community Manager with other tasks as requested.

Required Skills/Abilities:

  • High competency with surveying equipment (GPS, robotic total stations).
  • Basic math and engineering concepts used in construction.

  • Drone operation experience (FAA Part 107 certification preferred).
  • Experience in aggregate operations is a plus.

Your Role:

As a Zebra Architectural Job Captain, you will review and coordinate architectural drawing sets prepared by our production teams, using Bluebeam to provide clear markups and direction for CAD and Revit updates.
