Job Summary

The Area Maintenance Technician reports to a Regional Maintenance Supervisor and works to ensure apartment homes and facilities are in good working order and maintained to standards for 11Residential. Primary responsibilities include prompt and courteous responses to service requests, ensuring there are an adequate supply of market-ready apartments to meet leasing demand, and maintain property appearance which meets or exceeds standards. This role requires travel to various properties within a given region. What You'll Be Doing

  • Complete general maintenance tasks, including service requests, unit turns, and ensuring property curb appeal in a timely manner.
  • Respond, coordinate, and complete resident service requests for occupied units with minimal callbacks.
  • Complete make-ready activities for vacant units, ensuring repairs are completed; units meet standards, and all trash is removed before, during, and after completion.
  • Troubleshoot and repair most major and all minor mechanical systems.
  • Regularly communicate with the on-site office team and update appropriate systems when work orders and make-readies are completed and ready to be shown.
  • Conduct daily property walks to inspect building exteriors, parking lots, and common areas to identify and address maintenance needs.
  • Ensure property, vacant apartments and common areas are clean and appealing to current and prospective residents.
  • Always provide professional customer service.
  • Travel to various different sites to perform work as needed.
  • Respond and resolve maintenance emergencies, during and after scheduled work hours.
  • Fulfill any other duties assigned by management based on business needs.

Education and Qualifications

  • 2+ years of experience in property maintenance, general maintenance/construction, or a related field.
  • Multi-family property management experience is preferred.
  • Experience using HappyCo or another similar property maintenance software is a plus.
  • Familiarity with Microsoft Office Suite to communicate efficiently with management, teammates, and residents.
  • Strong verbal and written communication skills.
  • Must possess a high level of integrity and compassion with an emphasis on teamwork, inclusion, growth, and customer service.
  • Must be able to meet the physical requirements of the job and work with paints, pool chemicals, and other potentially hazardous materials in compliance with safety standards.

  • Achieve financial goals by monitoring rents, expenses, delinquencies, and budget compliance.

Maintenance Coordination

Compliance & Reporting

  • Maintain complete and accurate records for leases, inspections, renewals, and permits.

  • Ensure property remains in compliance with licensing and safety regulations.

Qualifications

  • Minimum 3 years of experience in multifamily property management required.
  • Strong leadership and organizational skills.
  • In-depth knowledge with your state's lease documents, Fair Housing laws, and Property Code.
  • Proficient in property management systems (OneSite/Yardi) and Microsoft Office Suite.
  • Excellent interpersonal, communication, and customer service skills.
  • Ability to multitask and manage a fast-paced environment effectively.

Work Environment This is a full-time, on-site position at the assigned apartment community. Weekend availability is occasionally required for staffing and emergencies.

  • Must be able to walk the property daily, inspect units, climb stairs, bend, lift, and perform general physical tasks associated with property inspections.

Anderson is looking for a enthusiastic and responsible individual to lead our food service program. Anderson's program cooks almost everything from scratch and offers students the choice of a hot entree or salad bar everyday. This position is a ten month position for 35 hours per week.   • It is the expectation of the District that each staff member will: (1) put the safety, health, and well-being of students at the forefront of all actions, job responsibilities and decisions, and (2) undertake all duties in alignment with the District’s Strategic Plan.

ESSENTIAL FUNCTIONS:

Oversees the daily operation of the District’s food services program. Serves as the lead chef for the program.

Monitors the Federal Free and Reduced Lunch Program in accordance with federal requirements.  

Provides training to food services staff in the areas of food preparation and sanitation.

Supervises employees with the food services program, including cooks, assistant cooks, and kitchen helpers.  

Approves and submits monthly time sheets to business manager for all food service employees in a timely manner.

Plans menus that conform to federal requirements and provide nutritional meals.

Conducts periodic meetings with food service personnel.

Makes recommendations and evaluates meal costs.

Assists administration and business manager in the preparation of the annual food services budget.

Makes recommendations for the updating and purchasing of new equipment.

DESIRED MINIMUM QUALIFICATIONS:

Preferred Bachelor of Science degree in Food Service Management or Nutrition.  Experience in food services management and/or nutrition may be substituted.

Ability to calculate figures and discounts.  

Ability to effectively communicate, orally and in writing, with students, parents, and staff.

ESSENTIAL JOB FUNCTIONS | RESPONSIBILITES, TASKS, DUTIES

Preconstruction:

  • Complete take-off for projects within Construction Zone, review completed take-off with the CEO 
  • Complete preconstruction site inspections for projects within construction zone 
  • Complete submittal documents 
  • Complete estimates as dictated by the CEO 
  • Assists in the buildout of Procore tools

Project zone Management:

  • Line-out day to day schedule for assigned construction zone, ensure project teams are aware of schedule and goals
  • Line-out/ensure daily toolbox talks are completed for each active jobsite by your Site Superintendent, these toolbox talks should include daily scope, any changes in process, standards, and safety 
  • Ensure QA/QC plan is followed for each project in construction zone, complete QA/QC as dictated by QA/QC plan as well as random QC checks accordingly 
  • Manage material movement within construction zones. Ensure team is onsite when material is to be delivered and assist yard personnel with material buildouts for associated projects 
  • Manage workforce movement within construction zone. This includes internal and external team movement. Communicate workforce needs to the Project Manager. 
  • Review estimates with the CEO for all projects within the construction zones. Ensure projects are completed within the scope dictated within the estimate. 
  • Communicate all change order requests to the CEO 
  • Attend all onsite project meetings for construction zone 
  • Attend all project client meetings for projects within construction zone 
  • Complete preconstruction walks with internal project team 
  • Organize and compile project punch lists, disseminate a punch list to client, and schedule punch list completion accordingly

Communication: 

  • Monitor all client communication within construction zones, ensure communication is accurate, professional, clear, and organized 
  • Complete a weekly project status update to client including items completed within the week, anticipated schedule for the following week, delays, change requests, etc. Ensure email is sent by 1:00pm (MT) on Friday weekly. 
  • Line-out site superintendents on Standard Operating Procedures and Standard Work Instructions. Ensure site supers can disseminate information to the installation teams 
  • Complete and disseminate Project Completion Report to client

Administrative Responsibilities: 

  • Approve all subcontractor billing bi-weekly at time dictated by the Office Manager 
  • Monitor and approve employee time-clock entries biweekly at the time dictated by the Office Manager 
  • Complete material audits for projects within construction zone. Material audits are to be based on take-off vs. actuals. Report audit to the CEO 
  • Complete all necessary items within Procore

SUPERVISORY RESPONSIBILITIES

Trains and coaches direct reports. Sets schedules and workloads based on reasonable timelines.
The following will require signing off by and/or notification to the appropriate SLT member:
- Any serious injury or accident occurring on a CMS job site.
- Any liability, warranty, or damage issue.
- Any incidence of fraud or theft within the company.
- All purchasing of new tools and materials
- Disgruntled employees.
- Any incident involving damage to CMS or customer’s assets.
- A serious breach by an employee or stakeholder of our corporate values.
- Major strategic, cash, people, or brand initiatives.
